<p>Kansas City has a variety of hot spots for those looking to relocate. This area is home to a few suburbs in particular that have some impressive statistics for potential homebuyers. We’ve gathered together some information on our favorite suburbs of Kansas City along with their statistics for your information below.</p>
<p><strong>Basehor</strong> – this is found in Leavenworth County which is a part of the Kansas City metro area. In the last ten years, the population growth has been phenomenal. More and more people are realizing the valuable worth of <a href="http://www.remax-midstates.com/KS/Kansas_City">Kansas City real estate</a>. With a population growth of 23.10%, this fair area seems to be booming. Although it is growing quite a bit, it still maintains a small town feel. For instance, the school system still keeps a relatively small classroom with between 16 and 17 students per teacher. As far as their economy, their recent job growth is actually positive which when compared with other cities and states is a big deal. The job increase has been approximately .44% which means things are looking good for residents in that area.</p>
<p><strong>Edwardsville</strong> – this is another suburb of the Kansas City Metro Area that can be found in the Wyandotte County. When it comes to real estate hot spots, this area should definitely be considered. Probably the major factor contributing to this awesome choice of area to live in is the fact that the cost of living is 35.5% less than the national average. As far as the state of their local economy, things seem to be looking up also. The percentage of increase for jobs has gone up approximately .44%. With jobs on the rise and the cost of living so low, this hot spot is a fantastic option for the purchase of Kansas City real estate.</p>
<p><strong>Roeland Park</strong> – the Kansas City Metro Area includes Johnson County which is where the Roeland Park suburb can be found. This area of land has a remarkably low cost of living that is almost 10% less than the national average. With the unemployment rate at 3.7% less than the average of the nation, it speaks volumes about the local economy. The job increase continues to climb which is what makes this suburb of Kansas City worth keeping an eye on.</p>

While there are several areas that would be a great place to live in Arkansas, we’ve brought you a list of the top three recommended hot spots for The Natural State.</p>
<p><strong>Little Rock</strong>– with its low cost of living, Little Rock is very appealing when it comes to the current condition of the U.S. economy. In fact, it is estimated that Little Rock’s cost of living is approximately just under 7% lower than the average across the states. That reason alone makes Little Rock a tempting choice for those looking to relocate.</p>
<p>When it comes to your children’s education, a definite plus for Little Rock is the small classroom sizes. There are between 14 and 15 students per teacher on average which makes for a great opportunity for children to learn easier inside the classroom. Also, with the United States average unemployment at 10.20%, Little Rock stands at about 6.10%. That’s over 4% better than the nationwide average.</p>
<p><strong>Fayetteville </strong>– The appeal of this Arkansas hot spot is mostly held by retirees. Thanks to the fact that it is set back in the northwest corner, it’s one of the quietest places to live. Pair that together with the beautiful scenery of lakes, hills, and the Ozarks’ highest mountains and it’s like a dream to live there. The small-town feel is very appealing with its slow paced way of life. Their large university campus offers an opportunity to enjoy watching college sports. In fact, the university has even created a program to give free tuition to senior citizens.</p>
<p><strong>Mountain Home</strong>– The vast amounts of options for outdoor recreation are what makes Mountain Home THE home of choice for those looking to purchase Arkansas real estate. Although the town is relatively small and quaint, it still offers enough appeal to bring in vacationers from all over. It’s hard not to fall in love with the southern hospitality of this beautiful community as well. With its two clean and beautiful bodies of water, the breathtaking scenery makes this area of Arkansas a phenomenal hot spot to consider.</p>

<p>You’ve found the house and negotiated a price. You’ve arranged your <a href="http://www.international-mortgages.co.uk/" target="_blank">Spanish mortgage</a>. All there is to do now is complete the purchase. How?</p>
<p>Many foreign countries have different regulations regarding the buying and selling of property; this includes Spain where such transactions are regulated.  As such hiring an English speaking lawyer would be advisable. Be certain there are no debts or restrictions on the property you plan to purchase.</p>
<p>Find a Solicitor that can thoroughly research the Spanish property that you are interested in purchasing as well as someone that can provide you with a Nota Simple, rather than simply relying upon an estate agency or a friend&#8217;s word for assistance. In selecting a solicitor, make sure he or she can properly check the property&#8217;s registry, as well as identify if the property is owned by the vendor or not, and if there are any outstanding mortgages as well.</p>
<p>There are two different categories in the Spanish legal processes for the purchase of property. First you have the preliminary contract, or Contrato privado de compraventa, and then you have the completion contract, or Escritura de compraventa.</p>
<p>There should be a preliminary private sales contract signed once you have both agreed on a purchase price. Before the Contrato privado de compraventa is signed, the vendor must show proof of ownership, and also proof that there are no liens or judgements against the property. Debts are charged to the property themselves in Spain, and any outstanding <a href="http://www.international-mortgages.co.uk/" target="_blank">Spanish Mortgages</a> amount would then be passed on to the purchaser. Nota Simple documents were developed to validate if a property has an outstanding debts.</p>
<p>The completion date, overall price, and property description will all be elaborated in the preliminary sales contract. At this point you will also be more than likely required to pay a deposit of between 5 percent and 15 percent of the purchase price. A bonded client account is where the funds will be kept for you. You can sign the private preliminary sales contract and not put down a deposit but it is not advised.</p>
<p>The ultimate stage is the decond stage only as it will decide the future of the contract. It is also known as Escritura de compraventa stage. On the completion date, the balance of the price of purchase and all fees need to be paid by the purchaser. Next, the seller and buyer meet and sign a contract, which is essentially a claim to the property. Also known in Spain as the escritura, the purchaser will received this deed which is usually in front of a Notary Public. To make this legal, a copy of the dded must get to a tax office, and then sent to a property registry. In Spain, Notary Publics are public officials required to witness a deed of sale, but you should also make sure to have your own independent expert legal advice to make sure that your own interests are protected during this legal process. Remember too that as the buyer you will be responsible for paying the Notary Public&#8217;s charges along with the real estate sales taxes.</p>
